ADDENDUM TO LEASE
1. Tenant(s) shall abide by all City of Madison ordinances, including recycling laws and snow removal laws. Any violations of ordinances that results in fines or penalties will be paid by the tenants.
2. Air conditioners, space heaters, humidifiers, washers or dryers or other major appliances are not permitted to be installed or used by tenant(s) unless written permission is given by landlord.
3. Checks returned due to insufficient funds (NSF) or otherwise not clearing the bank upon initial deposit will be assessed a $30.00 charge.
4. No refuse or other material is to be put down the drains. Hair, food and other refuse should be frequently cleaned out of the sink drain strainers and never allowed to go down the drain.
5. Water shall not be allowed to stand and dry on the floors (this prevents staining).
6. Tenant(s) shall perform no painting unless previously authorized in writing by the landlord.
7. The security deposit cannot be used as the last month’s rent or any rent for that matter (city ordinance).
8. Checkin forms must be returned to the landlord within ten days of the commencement of the lease term.
9. Tenant(s) agree to immediately notify landlord if the smoke detector is not working.
10. Tenant(s) are required to keep the premises neat and clean in order to prevent permanent staining of paint, woodwork or fixtures.
11. Tenant(s) are responsible for all damages to the premises. Costs incurred for repair of damages are due and payable at the time repairs are made.
12. Tenant(s) agree to report all maintenance requests in a timely manner by leaving a message at the landlord’s home.
13. Tenant(s) shall thoroughly clean the apartment prior to the expiration of the lease term.
14. Tenant(s) shall not sublet the premises. There will be a $350.00 rerental fee if tenant(s) terminate the lease before expiration of the lease term.
15. Tenant(s) are solely responsible for the safety of his/her possessions from any and all hazards, including fire, theft and the elements. (Renter’s insurance is strongly suggested.)
16. Windows and storm windows must be kept closed during severe weather in order to prevent water damage and/ or heat loss.
17. All furniture and rough backed (jute, plastic coating, etc.) carpet shall have protective padding placed on all surfaces which contact the floors in order to protect the finish.
18. Tenant(s) agree to take every fire prevention measure possible including the following: a. Smoking (of anything) is not permitted on the premises; b. The stove will never be left unattended while it is in use; c. No burning of any substance or open flames of any sort. d. No grilling on any deck or balcony
19. Illegal drugs are not permitted on the premises.
20. Nails will not be driven into any part of the structure. Picture molding has been provided for hanging hooks and wire.
21. Tenant(s) agree to assist in energy conservation measures such as lowering the window warmers with side slats clamped during hours of darkness in winter and maintaining the water heater at no higher than 125 degrees F and keeping all windows closed during the heating season and the thermostat will not be set above 68 degrees F.
22. Tenant(s) agree to minimize wear on floors by: (a) removing outdoor shoes at the door; (b) wearing only socks or softsoled slippers; and (c) keeping all floors free of dirt, grit, salt and sand.
23. Tenant(s) agree to keep noise to a minimum. Large, loud parties are not permitted. Parties must be kept reasonable and are allowed only after consulting with the neighbors in the building. Requests for silence by neighbors will be respected.
24. Tenant(s) agree to notify landlord of any vacations or other absences longer than three days (especially during winter when there is danger of freezing pipes).
25. Tenant(s) shall be responsible for snow and ice removal. Snow & ice shall be completely cleared down to the pavement (at a minimum) every 610 hours during snowfalls and immediately after snowfalls. It is especially important that snow is cleared first thing in the morning. Sand shall be applied to all ice slickened areas. All city fines due to failure to completely clear snow and ice are the responsibility of tenant(s).
26. Tenant(s) are responsible for keeping the yard free of trash.
27. Tenant(s) agree to keep the common areas swept and clean.
28. Recyclables and trash will be taken out on a weekly basis.
29. Tenant(s) agree to be bound by this addendum to the lease which is incorporated in the standard lease agreement.
